When I first arrived at 328 Hammock Road North in Westbrook, the property had clear potential but needed significant work before it could reach the open market. The sellers were ready to move on from the property, but they did not have the resources or ability to complete the necessary improvements.

Through my company, Prepare to List, I was able to step in and provide a solution that allowed the sellers to move forward without the burden of funding renovations upfront. The improvements were completed with an agreement to be paid at closing, allowing us to fully transform the property and position it competitively in the market.

At the time of our first walk-through, the estimated value of the home in its existing condition was approximately $175,000. With the right improvements and strategic updates, we knew the property had the potential to reach a much higher price point.

Exterior Improvements

The exterior of the home received important updates to improve curb appeal and structural integrity. The foundation was freshly painted, and the front porch was rebuilt to create a more welcoming entrance. The rear porch was repaired, and new exterior lighting and updated door hardware were installed to give the home a clean, polished appearance from the moment buyers arrived.

Main Living Areas

Inside the home, the focus was on creating a bright, clean, and cohesive living space.

New flooring was installed throughout the main level, including durable vinyl plank flooring and tile in the bathrooms. Walls, ceilings, trim, and baseboards were fully prepped and painted, which included repairing imperfections, filling holes, and smoothing surfaces to ensure a professional finish.

Additional improvements included new baseboards, updated trim details, new interior light fixtures, closet doors, thresholds, and updated thermostats. Electrical outlet and switch covers were replaced throughout the home to give every room a refreshed and finished appearance.

Consistency is key. Updating trim, lighting, and flooring throughout the main living spaces creates a cohesive look that makes a home feel significantly more valuable to buyers.


Kitchen Refresh

The kitchen received a full functional update designed to brighten the space and improve everyday usability.

Existing cabinetry was professionally primed and repainted, giving the kitchen a clean, modern look without the cost of full cabinet replacement. A new countertop, sink, faucet, and backsplash were installed, along with updated lighting and a new stove. Plumbing connections were updated as needed to support the improvements.

The result was a kitchen that feels fresh, functional, and ready for daily use.

You don’t always need to replace cabinets to transform a kitchen. Professional repainting, updated hardware, and new countertops can create a dramatic improvement while staying budget-conscious.


Bathroom Improvements

Both bathrooms in the home were completely refreshed.

The full bathroom received a new tub and shower combination with updated plumbing, new tile flooring, cement board underlayment, new vanity, faucet, and drain installation. Sheetrock repairs and updated finishes completed the transformation.

The half bathroom was also upgraded with a new vanity, faucet, toilet, lighting fixture, tile flooring, and necessary wall repairs.

These updates helped modernize the home while providing buyers with clean, updated spaces.

Bathrooms are one of the most important areas for buyers. Even modest updates—such as new vanities, lighting, and tile—can significantly improve the perceived value of a home.


Basement & Safety Improvements

The basement was cleaned, repaired, and painted, including floors, walls, and stairways. Existing HVAC ductwork was resecured and re-taped where needed.

Safety updates were also completed, including the installation of new smoke detectors.

These behind-the-scenes improvements ensured the home was both safe and functional for its future owners.


Final Preparation

After construction was complete, the property underwent full debris removal and a professional deep cleaning to prepare it for listing.

Furniture, personal property, and leftover materials from prior occupants were removed, allowing the home to present as a clean, blank canvas for prospective buyers.

Once the renovation was complete, the transformation was clear. What had once been a worn and dated property was now a refreshed and market-ready home.

Through strategic planning and targeted improvements, the home’s value was dramatically increased.
