A New Beginning

Sometimes, embarking on a new journey requires more than just a change of location. At Green Hill, the owner had a plan to relocate and secured a new home out of state. Before leaving CT though, he had to set and accomplish goals with his current home. Thankfully we met, and I was able to assist and guide him at ease. The goal was to prepare his current home to rent, which serves as the perfect foundation for someone else’s new story.

Tailored Project

The owner and I discussed his ultimate goal- to list the home for rent at a competitive price point. To ensure we achieved the best possible outcome, we outlined a renovation plan that would elevate the space while maintaining a budget.

The plan focused on enhancing the key features of the home while making sure that it appealed to renters who would want a comfortable and clean space. Once the vision became clear, and goals were implemented, it was time to get moving. In just 5 weeks, the house was done!

Transformation

  1. Kitchen: Lightened, Functional

    One of the most impactful areas we tackled was the kitchen. The goal was to lighten, and highlight the kitchen as the "heart of this home." Originally, the space felt outdated, with tired appliances and was missing its shine. We gave it an entire facelift by replacing the old appliances with new stainless steel, installed a stone mosiac backsplash, replaced all fixtures including faucets, light fixtures. The kitchen now looks lighter, feels cleaner, and overall more visually appealing. It is now fully functional and ready for everyday use.

    PTL Tip: Stainless steel appliances add more appeal to a kitchen, making it more desirable for renters who value both style and practicality. Updating the more simple features like cabinetry hardware and changing out electrical outlets / panel covers for cosmetic purposes, go a long way.

  2. Bathroom Updates: Built-In Cabinetry to Vanity Style

    All three bathrooms, while serviceable, had not seen any updates since 2008. We gave them a fresh new look by installing brand-new vanities, hardware finishes, light fixtures and mirrors. These changes brought a new shine into the bathrooms, making it count drastically towards value. 

    PTL Tip: A simple vanity replacement can completely transform a bathroom’s feel, turning it from a tired and dated space into one that feels cleaner and stylish. 

  3. Hardwood Floor Refinishing

    The original hardwood floors were fine and nicely installed, but were in need of refreshing on the main floor. We restored them to their natural beauty and adding a needed touch to the overall refinishing of the home. A more polished and inviting atmosphere.

    PTL Tip: Refinishing hardwood floors instead of replacing them can be a cost-effective way to improve the look of a home, making it feel new again without the expense of full replacement.

  4. Fresh Interior Paint: Neutralize 

    The interior of the home was entirely painted with a fresh, neutral palette. This made a huge difference in creating a warmer, brighter, open feel. The new paint complemented the improvements and allowed for the space to feel more airy.

    PTL Tip: Painting homes in lighter, neutral tones can make rooms feel larger and welcoming.

  5. Miscellaneous

    In addition, essential plumbing and electrical work was updated as necessary. Various cosmetic improvements and staging items were included in transforming the space. Many behind the scenes updates also occur behind the scenes and play a crucial role in the overall renovation.

    PTL Tip: Ensuring that the home is fully functional and safe is vital for any property, but especially a renal because it prevents future issues that could disrupt a renter’s experience.

Final Touches / Listing

Although exterior and yard work was limited due to the winter season, we ensured to power wash the house. That gave the home’s exterior a crisp and polished appearance. As I began final touches on the interior, the initial vision became clearer and I was able to confirm with Client/Owner that it was likely to hit our target goal of $/month. 

Some light staging and professional photography took place, and I began marketing Green Hill for rent. I was able to present a welcoming, refreshed home achieved by turning a cool, well-lived in home into a more neutral, and inviting space.

This renovation was strategic and included key improvements. In the end, we listed and leased the property at its maximum annual rental potential. The Owner was able to move onto his next journey, knowing that his property was refreshed and will serve others.
